What is Penetrating and Lateral Damp?

Penetration and lateral damp is a common form of dampness in buildings. It can occur through walls & roofs, or through openings (e.g. window reveals, light fittings, pipes, cables, etc) and through the underground walls of basements and cellars.

Water typically penetrates the outer skin of a building and then appears inside.

Common Defects Include:

  • Roof defects such as faulty flashing, cracked or missing slates or tiles.

  • Faults in the brickwork or masonry such as missing or cracked pointing.

  • Porous bricks or stones.

  • Missing or defective sealing around windows frames and doors.

  • Blocked weather facing or even non- existent weep holes.

  • Missing or defective trays in cavity walls.

  • Structural cracks corroded spalling and unsealed expansion joints.

  • Poor painting and unsealed parapets.

Penetrating damp is most often associated with single-skin walls, but can also occur through cavity walls such as tracking across wall ties.

What Causes Penetrating and Lateral Damp?

  • Cracks in render and masonry provide a pathway for damp to penetrate.

  • The primary cause of rain penetration through walls is defects in the masonry such as porous masonry (i.e. under-fired bricks, porous stone, or porous mortar).

  • Defective pointing.

  • Unfilled joints and perpends.

  • Defective seals around doors and windows.

  • Holes in walls – e.g. where cables or pipes protrude.

  • Defective render.

  • Broken down flashing and untreated parapets.

Our Treatment Explained

  • We hydro blast the problem walls to expose the cracks and invisible weaknesses in the walls not readily seen.

  • We repair or re-plaster any missing or compromised plastering.

  • We then cut open the cracks with a grinder and repair them properly by priming them and repairing with a cement glue compound. It is then treated to match the surrounding finishes. We don’t use any porous polyfiller type medium.

  • We remove all old window sealing and reseal with a UV sun resistant Polyurethane. We do not use silicone which is more susceptible to the weather. We also seal all other openings for cables, pipes, and fittings that may cause ingress.

  • Weep holes are cleaned and protected with fitted molded Perspex covers where applicable to prevent water ingress whilst still allowing the weep holes to function as intended.

  • All expansion joints and V-joints are cleaned and resealed with Polyurethane.

  • We seal the parapets and flashing with membrane and Elastocryl from Weatherprufe.

  • Finally, we seal the walls with Weatherklad. This is a specially formulated fiber enforced weatherproof coating tinted to the house colour that will seal all remaining minor cracks up to 1mm wide.

On the inside, the resultant hydroscopic damp also needs to be treated by removing the contaminated plaster and re-plastering with a salt retarding mortar.
